Clay Roof Tiles: Maintenance Tips to Keep in Mind

Next to asphalt and metal, clay tile is one of the most popular materials for residential roofs. While commonly found in warmer places, it’s suitable for any climate and is easily recognizable by its rustic and Old-World charm.

While clay tiles last longer than asphalt, they do require maintenance and roof repair like any roof.  CQ Construction shares maintenance tips to keep in mind for a healthy and long-lasting clay tile roof.

Clean the Surface

Cleaning the tiles is the bulk of the maintenance to be done to a tile roof. It’s easy for the clay tiles to develop mold, dirt and algae, especially the parts that don’t see much sunlight or accumulate moisture. Mold and algae are especially dangerous as they have small roots that can burrow into the clay tile, which can damage them in the long-run.

The best way to clean the roof is using a power washer and a chlorine solution. This is best done by experienced roofing contractors like us. We know the exact pressure to use when cleaning your roof, as excessive pressure will damage the tiles.

Tile Sealing

Sealing the clay tiles isn’t mandatory, but it does keep the surface of the roof clean and easier to wash during future maintenance. The best sealant for tiles is an alkyd primer or clear acrylic sealer. If you do choose to seal your tile roof, we recommend doing it after a cleaning session so you don’t accidentally seal the dirt and debris on the roof.

Be Mindful of White Streaks

During roof replacement or repair, you may see white streaks on the tile, even if only temporary. This phenomenon is called efflorescence and occurs due to a natural reaction between the lime in the clay tile reacting to the moisture in the air.

Don’t panic when you see these white streaks, though. They don’t require any cleaning as they will wash away in the rain or simply vanish after a few weeks. They are odd to look at but are otherwise harmless.
