How to Ensure a Successful Metal Roof Installation

Metal roofing has significantly grown in popularity over the years, thanks to its reliable performance, durability and aesthetic appeal. From commercial buildings to residential homes, this type of roof system has the capacity to protect any structure while adding aesthetic value.

But before you can reap the benefits of your metal roof, keep in mind that like other roof systems, this type of roofing requires quality installation. This means proper attachment procedures and adequate provisions for expansion and contraction.

Knowledge and Skills

Your contractor should be knowledgeable of the proper installation requirements and techniques, and this should also be matched by their experience in field applications. According to experts, many metal roof failures can be attributed to poor workmanship and incorrect roof design. That said, it’s crucial to hire a roofing contractor that specializes in metal roof systems. Slope

Metal roofing systems should be able to drain water effectively, and this capability is ensured when the roof has a proper slope. The most common problems in low-slope roofs are due to insufficient moisture run-off, which then causes water to pool on these systems. When this occurs, it’s only a matter of time before moisture finds its way into openings at seams, penetrations, and fastener points. If you’re planning for metal roof replacement, take note that the accurate slope for this type of roof system is in excess of 2 1/2:12. 

Waterproofing

For low-slope roofing, three essential considerations are, roof load, treatment of standing water, and waterproofing at seams, fasteners, and penetrations. Typically, waterproofing at the seams increases in roof systems that have metal panels adjoined with double folds. The side-panel connection in these double-fold systems is often completed with a seaming machine. The panels are adjoined at the seams with either a 180-degree single-seam lock or a 360-degree double-seam lock.

Common Conditions

Some of the most common symptoms of metal roof failure are the buckling of the panels, the backing out of fasteners, and excessive rust and corrosion of the panels. Buckling, for instance, often occurs due to improper span application or excessive water, ice, or snow buildup in the low areas. This can later impact the seams and create openings, and it may also contribute to the backing out of fasteners.

Meanwhile, rust and corrosion can be prevented since most metal manufacturers coat both sides of the panels with an alloy material. Although weathering can occur in low-slope construction within five to 10 years, you can always try to get ahead by addressing rust at the initial stages. Rust in advanced stages, however, can cause corrosion, which can then reduce mil thickness and create openings in the metal. In this case, ensure that all openings, holes, and splits are covered with metal plates or proper waterproofing materials. You can apply coatings over metal surfaces to prolong their life span and provide additional UV protection.
