Is Your Roof Up for Repair or for Replacement?

Roofs of any kind have a life span. During the course of your home ownership, you are likely to need roofing contractors either for servicing or for replacing your roof. There’s also the regular maintenance in between to make sure your roof remains healthy.

But when is the right time to replace your roof? When is it perfectly acceptable to repair it? This post will help you decide. Here are some of the factors that determine when a repair or a replacement is the best course of action.

Repairing a Roof

Age – The most common roofing system in the U.S. — asphalt shingles — has a life span of 15 to 30 years. Before your roof reaches 20 years, and if there is minimal damage, spot roof repairs should be enough.

Isolated Leaks – Leaks can come from any number of places on your roofing system. An isolated leak, however, such as one caused by broken flashing, is something your roofer can quickly repair.

Local Codes – In some areas, installing new shingles over a layer of old ones is allowed. In other areas, however, that is a breach of local codes. It pays to understand local building codes before making a decision. Ask a reputable roofing professional for a roof inspection and discuss what local codes allow.

Cost – Of course, a repair costs a lot less than a major roof replacement. You can do repairs for the meantime if you’re short on cash, but if the damage is severe, discuss financing options with your roofer so you can replace your roof before the damage spreads to other parts of your home. As for newer roofs, it’s unwise to do a replacement when a more affordable repair can return your roof to like-new condition.

Replacing a Roof

Age – A roof that’s reached the end of its life span should be replaced. For asphalt shingle roofs, that’s anywhere between 20 and 30 years. Regular maintenance by professional roofing contractors can prolong the life of your roof, but your contractors are likely to recommend a replacement when it’s time.

Widespread Leaks – One or two leaky spots may be repairable, but if your roof is leaking in several places, consider replacing it. Leaks caused by a strong storm are often bad enough to warrant a replacement.

Eco-Friendliness – Old homes have less efficient and eco-friendly components. Replace your roof with more environmentally friendly materials if you want to reduce your carbon footprint, contribute less to environmental damage, save on energy, and benefit from federal or local tax credits.

Replacing Other Components – If you’re replacing other roofing components, such as your gutters, ask your contractor for a thorough roof inspection. They might find underlying damage that’s not easy to see. This inspection can help you determine whether it’s time for a roof replacement. If your roof is due for a replacement a year or two down the road, it’s probably better to do it now while other work is being done.

Water Damage – You would have to neglect your home long enough for water damage to take hold in its interiors especially if the source of the leak is minor. However, if many non-roof components have been affected, chances are that your roofing system is already largely compromised. This is a sign that you need to replace your roof as soon as possible.
